This is a required application process for anyone that owns a household pet. This includes dogs and cats and might include pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks (because of the contained water) so please ask your housing provider for clarification regarding these types of pets. Restricted breeds will be given a low Paw Score. Animals under 1 year of age will be given a low Paw Score.
This is a required review process for anyone with a non-obvious disability and disability-related need for an assistance animal. This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0.00) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request.
Approved pets will require payment of a monthly pet admin fee and payment of an additional security deposit of $250 per approved pet. Monthly pet admin fee ranges from $15.00-55.00 per month, per approved pet, which is based on the Paw Score (FIDO Score) at PetScreening.com. Restricted breeds will be given a low Paw Score. Animals under 1 year of age will be given a low Paw Score.
Small cages (birds, hamsters, rabbits, snakes) and fish tanks up to 10 gallons will be assigned a Paw Score of 5. Large cages and fish tanks over 10 gallons will be assigned a Paw Score of 4. Each cage or fish tank must have a separate Pet Profile.
Evidence of unauthorized pets will be grounds for eviction. However, tenants may be allowed to add an approved pet to the lease, if allowed on the property. Payment of a $75 lease change fee and submission of a pet profile will be required.
If you have a pet, service animal, or emotional support animal, you must complete the third party Pet Screening application (for each pet) and pay the separate pet application fee. No more than 2 pets of any kind will be allowed, subject to property insurance limitations or community deed restrictions.
